In 1999, Guardian launched Guardian Realty Fund I to focus on the funds management business and concentrate on institutional investors. Fund I has a long term investment period. The Company seeks current cashflow and selectively sells and/or reinvests capital proceeds. The Fund currently owns twenty five (25) commercial office buildings and one apartment property.
Guardian Realty Fund II, a $113.75 million equity fund was launched in Fall 2003 and closed in Summer 2005. The Fund had a diverse group of high quality investors including university endowments, foundations, pensions, and fund of funds. The Fund acquired 19 commercial office properties during its investment period and sold 4 of those properties. The fund was recapitalized in July 2015 as Fund II-A. Fund II-A currently owns nine (9) commercial office buildings.
